 Attached Living Unit Addition & Garage Conversion
Our client reached out with a clear goal: build a fully independent unit for their daughter. We delivered — by constructing an addition and converting the garage, we added 544 sq ft of fully livable space, including a private kitchen, bedroom, bathroom, and laundry.

The result? A fully equipped second unit with a separate entrance that boosted the home’s value by $470,000$200,000 more than the project investment. And when their daughter moves for college, the family plans to rent it for $2,000/month, creating long-term ROI.

To make this happen, we tackled key structural challenges:
– Built a new foundation
– Reinforced the framing system
– Installed full electrical, plumbing, and HVAC
– Passed all inspections to meet modern building codes
