Deepening & Custom Zoning

We transformed a 1911 unfinished basement into a modern 500 sq ft living space — adding a home office/guest bedroom, workshop, bathroom, laundry area, and prepping for a future sauna.

The biggest challenge was the low ceiling height, requiring professional foundation deepening and a new concrete base. We also engineered a custom wastewater lift system, since the new floor level was below the city sewer line.

All permits were approved quickly, and the space was fully legalized as a livable unit — increasing the home’s value by $307,500.
